Kusadasi is an up-market resort on the Aegean coast with a marina that welcomes the QE2 and other international liners. The area boasts a new golf course, 2 of Europe's Top Ten Aqua Parks, designer shopping malls, fertile soils which produce renowned fresh produce, fantastic weather - with sunshine in every month of the year, therapeutic waters and mud at the nearby spa. The resort is close to many of Turkey's most famous archaeological sites - The ancient city of Ephesus, the Temple of Artemis, Miletus, Prienne, The temple of Apollo at Didim. Turkey's Kalamaki national park with safari tours is 20 Km away. The resort itself has 2 diving centres, 10 beach clubs, 3 aqua parks, 2 hospitals, miles os beaches - including blue flaf, family friendly beaches.
The Anadolu Homes development is unique. It is situated on the highest land within the centre of Kusadasi city centre and has panoramic views of Kusadasi and the Aegean Sea. By the end of 2009, 187 villas will be complete in this beautiful setting. Currently, the villas are available both as complete, a few weeks off of completion and from plan. The work on the construction of the villas is on-going and will complete (including all facilities) by the end of 2009. Before that date, a buyer can choose an off-plan villa and stipulate the date when they want the villa to be ready to move into. The maximum time frame that the developer requires is 3 months.
The development has 2 styles of villa - the classic Aegean Villa with a tiled roof or the modernisitic vault roof villa. Both designs are of a steel frame construction*, both are fully insulated and both designs are the same prices. All villas are two storey. Purchasers of off-plan villas are able to design their own interior layout, including the number of rooms, the colours and choice of materials.
Prices of villas on the Anadolu Homes Development will rise as development progresses but at this early stage, just 34 villas have been completed and prices are at their lowest. The current completed villas are in the two front rows of the development, with the best sea views.
The villas with the most breathtaking views are priced at 145,500 Euros. There are also four lower priced villas - all the same designs but with different outlooks. Current prices are from 124.000 Euros up to 145.500 Euros. The villa prices are all-inclusive of taxes, costs and buying fees - including solicitor costs, deeds tax, utility connections. the only cost additional to the price of the villa is the cost of the buyers chosen furniture. For an additional cost, we are able to fully furnish the home, ready to move into!
Standard property design facilities:
Each villa has on the ground floor:
an entrance / foyer, a large saloon (35m2 or 41m2), a separate kitchen, a downstairs shower room with WC and a ground floor terrace into the garden.
Each villa has on the first floor:
a 14m2 parent's bedroom, another double bedroom and a single bedroom, a family bathroom with bath (jacuzzi can be fitted upon request) and a landing area at the top of the stairs. Each villa has a balcony and a second terrace on the first floor. Each villa has gardens, the landscaping of which is included in the price.
The Classic Aegean design villa totals 136 m2 and the Modernisitic Vault Roof design villa totals 143.65 m2.
The properties are designed for all-round living as well as for holiday homes. The properties are fully insulated for warmth retention in the winter and heat expellation in the summer. The town's medical facilities, shopping and recreational facilities are nearby and within walking distance.
The complex facilities include 4 swimming pools, a general car park, a cafe and restaurant, a mini basketball court, tennis courts and 2 children's parks. The complex facilities are not centred in one area of the development but are placed throughout the development. Upon purchase of an Anadolu Home, residents will receive a Yaka discount card which offers discounts between 5% and 20% for the local Spa, for organic farm produce, Yaka furniture, garden furniture, carpets, many restaurants, bars and cafes, the 10 beach clubs in Kusadasi and the 3 aqua parks in Kusadasi.
